Buy vendors because they do not degrade like houses. Start off with food, dog, gifts, potion booths which are normally less then 2000 gold. then work your way up, the last shops you should buy are pawnbrokers.
Also getting the explorer 5 skill for your dog allows it to dig up more valuable gold and gems. Find it at the dog book vendor in brightwall village.
*spoiler* When you become king and you are being good, you will be given a list of orders to improve the kingdom you have to make which will give you a deficit in money. when you reach the last on the list which is usually a go to a npc to start a quest don't do it and you will see that the days to the final battle don't go down giving you as much time as you want to do quests and get money.
BTW houses that are at 0 condition do not give money.
