Right click the game > Properties > Updates Tab > Disable Automatic updates

I can't change that unless I go online with Steam and if I go online with Steam it'll start the update automatically.

Maybe you can start steam in offline mode and disable the updates?

That's what I tried--I always have Steam in offline mode--and the box is shaded out and you can't click it.

get online elsewhere and disable it and hope it transfers over ?

Or simply rename your steamapps folder -> login -> deactivate updates -> rename folder back.
