My problem is I run video games good at first, but after 5 minutes of playing the game suddenly becomes slow and laggy, it happened to me in GTA IV, Assassin's Creed 2, and Fifa 11 (Fifa takes longer to become slow actually), I don't really know what's hte problem, I have this problem recently so I don't think it's because of the requirements, and I run on fairly low settings.

    My PC:

    Win.XP
Video card Nvidia GeForce 9500 GT
    Intel Core2Due
    2 GB Ram

Sounds like your CPU is bottle-necking but I could easily be mistaken.

Also remember that games like GTA and AC are in large settings and the game loads portions of the map as you travel.

EDIT: I should explain more, bottlenecking is when your Processer is a lot slower than the rest of your hardware, which slows down your whole system.

2nd EDIT: Could also be CPU temperature.

In that case I'd strongly advise you to check for a broken fan or some dust obstruction. The CPU is probably capable to lower its workload in order to decrease power consumption and heat, if it detects a heat surge.

It's probably just overheating because AC and GTA are pretty intense games.

Also You can use a registry cleaner to clean up your computer and then make your computer faster,Why?the reason is that there may be some registry errors and remnant, corrupt files and temp files in your computer to cause "computer slow".
Every time you install and uninstall software on your computer and surfing online you create junk in the computer registry.over time, the registry can grow to enormous proportions, especially if the various programs you've installed do not do a good job of deleting and/or updating it's Registry entries. You need to scan and clean your computer with registry cleaner to make it fast.Good Registry Cleaner will improve your computer and Internet performance dramatically!
There are some comparison and review of TOP 5 registry cleaners.

Like Rise said , could be CPU bottleneck
how much GHz is the CPU?

or also a highly likely cause is Overheating

A tool i use to measure my Core tempatures
use it , and play until it laggs , then post back the temp results here

I think it's dust/fan overheating problem, I don't have to clean anything on the PC, why?
Because I just finished formatting my PC. xD

Bottlenecking is a very likely problem then. My old CPU did it at 3GHz.
